  1. Preparations for Market - We will work together to devise a plan to get your home ready for the market, including de-cluttering, cleaning, repairing, staging, photographing, and pre-marketing to potential buyers and other agents.


  1. Showings - After evaluating your home and the current market climate, Lamplight Realty Group can suggest an ideal tactic to reach the best potential buyers in-person and online. Marketing plans can include traditional showings, broker previews, public open houses, showing windows, virtual tours, and videos. Receiving any feedback from agents and buyers, we will review together to gauge if any adjustments can be made to further entice potential buyers.


  1. Analysis of Offers - For any offers received, Lamplight Realty Group will review all the details of the offer with you and advise you on the pros and cons, ultimately to suggest terms to negotiate for your favor.

Together, you and Lamplight Realty Group will discuss the options to negotiate terms to keep the deal moving forward in line with your original objectives.


  1. Funding & Title Research - While the lender underwrites and appraises the home for funding, the title company researches the deed history and current property status.


  1. Closing - The culmination of everyone's hard work: the day that all parties sign and funds are exchanged.
